A Legacy Rooted in Vision
What began with a first housing project in Aurangabad in 1983 has grown, over four decades, into one of Maharashtra's most diversified family enterprises — built by the Zambad family on a single principle: trust before scale.
We opened Aurangabad's first mega township, Zambad Estate, in 1987, and raised the city's first 7-storey apartments — pioneering vertical living here. Across Aurangabad and Pune, the family has since delivered more than 30 projects and over 4 million square feet.
Today the group spans four verticals — GAIA Landmarks (real estate development), GAIA Automobiles (Hyundai & Yamaha dealerships), GAIA Hospitality (hotels), and GAIA Capital (investment advisory) — employing hundreds of people across the region.

Every location we build or advise in is chosen on registration records and independent market research — where families are actually buying, not where brochures say they should.
Compliance on the table
Every live GAIA project carries its RERA registration number in the open — on the site, in the ads, in the brochure. If it isn't registered yet, we say 'coming soon', not 'book now'.

Subhash Manackchand Zambad
Founder & Chairman
Subhash Zambad entered the construction business at the age of 20, opening his first housing project in 1983. In 1987 he built Aurangabad's first mega township, Zambad Estate, and went on to raise the city's first 7-storey apartments. Elected President of Aurangabad's Builders' Association in 1992, he later served as Chairman of the Maharashtra State Co-op Housing Finance Ltd and as a member of the Legislative Council from Aurangabad.

Sandesh Zambad
CEO & Managing Director, GAIA Global
A graduate of the University of Warwick, Sandesh joined the group in 2013 and has directed its operations since. He spearheaded the group's Hyundai dealership brand, scaling it to multiple outlets, and today also leads GAIA Landmarks, the real estate development arm — planning and executing across every vertical.
Bhuvan Zambad
Director, GAIA Global · Founder, GAIA Capital
Director of marketing and brand strategy for GAIA Global across all verticals, and drives sales strategy and positioning for GAIA Landmarks. He founded GAIA Capital, the group's investment advisory arm serving HNIs and business families across India and Dubai, in partnership with Scan Global Realty.
